We provide a full design
service for your home improvement, addition or new home project.
We have a highly qualified designer on staff or we will work with
one of our affiliated architects.
Our designers use state of the
art computer aided drafting (CAD) software to give you a 3
Dimensional design model of your project. This allows you to fully
visualize your project as it is being designed. This will help you
understand how our new addition or interior design complements
your existing home. When designing a new home or addition, these
3D models allow you to see and feel interior space relations and
flow from room to room.
The exterior views let you see
just how your new home or addition will look as you come down the
driveway, pass by on the road or relax in your back yard. It is
difficult to visualize such things from a flat drawing.
We will work with you to fully
design your project so what you see in the model drawings is what
you will have when we are finished with your project. There is
nothing more disappointing than finishing a project and knowing it
just wasn't quite the way you had visualized it.
Once we have produced the model
just the way you want it, we will produce a full set of production
drawings. The initial bid specifications will have been tailored
to the new design and we will be able to present you with a final
bid/proposal for the project. This finalizes the Design Agreement
unless we are retained as a consultant.
At this juncture we offer you
the option to obtain competitive bids if you so desire. We are
confident that our bidding is competitive and you can be assured
that anyone else that bids is pricing the exact same job. If their
prices come back significantly different than ours, that means
they missed something or are not as reputable a contractor as you
may think. We have been in the building business for a long time
and know what it takes to get a project done right.
By the time we get to this
point, we will have established a relationship with you and you
will have the confidence in us to make your decision easier.
Should you choose Short Hill Design & Construction as your
prime contractor, we will rebate a portion of the design fee as
further incentive to you as well as a thank you for choosing us.
Beware of other contractors
that will do it cheaper if "you pull the permit as a
homeowner". That means they are probably not insured properly
or licensed to handle your project. We fight this kind of hack
carpentry all the time. There are also those that will offer you
cheaper finish levels and fixtures that will seem to bring the
price down. Know that you will be getting just what you pay for
there: a cheaper job that you will not be satisfied with when you
are done.
Remember, we want you to be
happy with our work. We want to get it right the first time. We
rely on your recommendations for future work from your friends and
acquaintances. We want to put your job in our portfolio and on
this website. Our references are our best advertisement.
